What is a HIP?

From 14th December 2007 every property required a Home Information Pack (HIP) before it could be marketed.

What is in the HIP?

The HIP includes local search results, evidence of title and a Energy Performance Certificate that contains advice on how to reduce CO2 omissions and fuel bills.

Why do we have to have a HIP?

It’s the law! The idea behind it is to try to be upfront about the property and reduce the chances of the transaction falling through. What the HIP does not contain is information about the structural condition of the property, which is often the main stumbling block. So if you are buying, you will still need to go to the expense of a survey.

When do I need to get the HIP?

You need to request the HIP before your chosen estate agent markets the property. This means that you do not physically have to have it in your hand, but you need to have ordered it.

What will be HIP cost?

The price of HIPs varies sharply from around £350 to £700 plus VAT. It is important to shop around and to select a supplier that you can trust and rely upon.
